Vote Yes for Prop 1 to LOWER YOUR TAXES!

October 27th, 2015

On Nov. 3rd, Vote YES for Proposition 1.  This is our chance to make a real difference for all Texas property owners.  Prop 1 – also called The Homeowner Tax Relief Proposition – will provide property tax relief and ban the state from mandating a sale tax when you sell your home.

  • Texas doesn’t currently have property transfer taxes, but 36 other states are forced to pay sales tax on real estate (even though they already pay property taxes).  Proposition 1 would ban this unfair practice from ever happening in Texas.
  • Proposition 1 also nearly doubles the Homestead Exemption, giving much needed property tax relief by increasing the homestead exemption from $15,000 to $25,000, all while making sure the State of Texas reimburses local school districts.
  • This bill also reduces taxes on Seniors and disabled Texans by ensuring these homeowners get the full benefit of the increased exemption.  This is a true Win/Win.

Buying a new home is more challenging and time-consuming then purchasing a resale home. It’s very beneficial to be professionally represented by a Realtor when you are entering into a contract for a build-to-suit or custom home.  Our experience, market and construction process knowledge and negotiation will add peace of mind to your home buying experience.

If you are looking to buy or build new construction in DFW give us a call at 972-350-5021 to discuss how The Jeff Hahn Team can help you.  We work hard to represent YOUR interests and ensure that you get the best outcome!  Here is feedback from a new Coppell resident that we recently represented through the purchase of a new construction home:

“Using a realtor when buying our new construction home made the process go smoother than it would have otherwise. Not only was Jeff able to help us in formulating an offer that got us a great purchase price, but he also served as the point person to communicate with the builder when things got behind schedule and  when corrections had to be made. We have also found that, compared with others in our new neighborhood, having a realtor has made it much easier when needing repairs while our home is still under warranty. We would strongly encourage using Jeff Hahn with new construction homes.”

FAQ when using a Realtor to purchase a new home

1. Is there a cost to having a Realtor help me purchase new construction?

NO. My fee is paid by the builder. Any compensation given to a Realtor is recognized as a marketing fee for the referral and has absolutely no impact on the final cost of the home. In fact, in most cases I am able to negotiate a better price and upgrades for you. Builders desire, expect and encourage Realtor participation.

2. Can a Realtor represent me if I want to build a home with a custom home builder?

YES. I have great relationships with many custom home builders in all price ranges throughout the Metroplex. These custom builders welcome all of my buyers with open arms and encourage Realtor participation.

3. Is there any advantage to NOT using a Realtor to help me purchase my new home?

NO. There is no financial advantage for you to buy directly from the builder. Builders have a “single-price” policy, meaning you will be charged the same price whether your interests are represented by an Agent or not. Just as in any resale, the Seller pays your Agent’s fee.

Neighborhood Spotlight: Castle Hills

June 23rd, 2015

Another fantastic neighborhood community I have worked with is Castle Hills in Lewisville.  While many factors go into finding the right house for my clients – determining which neighborhood is a good fit can be an important part of the process in discovering the perfect home.

Castle Hills is a 2,600-acre master-planned community located in the North Dallas area of Lewisville. As a collection of several developments, Castle Hills elicits the feeling of a small town. It has quick access to several major highways, including 121, Sam Rayburn Tollway,  I-35, PGBT, and the Dallas North Tollway.  Click here for an interactive map showing the various subdivisions within CH:

Below are examples of beautiful homes I have sold in Castle Hills:

About the homes:

  • 2013: 211 homes sold
  • 2014: 231 homes sold

  • Homes range from 1700 to 9000 sq ft
  • Built from 1998 – current
  • Price Range: mid 200s – 1.75 million

  • Neighborhood sponsored events include an Easter Egg Hunt, July 4th Freedom Festival with parade and fireworks, Fall Festival with pumpkin patch and Holiday in the Plaza annual tree lighting.
  • The pool season is from the first of April to the first week of October. Three of the four pools are staffed with lifeguards from Memorial Day to Labor Day.
  • In addition to the 24-hour private security patrol, a Neighborhood Crime Watch Program is in effect.

  • Golfing, clubhouse, pool, parks:  check out this photo gallery for a visual tour!

What neighbors are saying:  The best way to learn about the atmosphere and intangible qualities of a neighborhood is to ask the people who live there. Here are some of the great things that current residents have to say about this neighborhood:

I do like Castle Hills very much, I guess buying our second home in the same community kind of says that.  CH is very child friendly.  We love the many parks and playgrounds that are designed for kids at different ages in CH. There are also many events great for little kids that are organized during holidays and on summer weekends at the community shopping center.  We also like the fact that the elementary school is inside the community, very easy for kids to walk to and back.

– Mei Zhang and Eric Zhou

Spring Home Maintenance

April 17th, 2015

After walking into hundreds of homes as a realtor, it only takes me a few minutes to notice whether a home has been properly cared for and maintained. Here is a great checklist of spring home maintenance chores for homeowners to consider for their own property. When a home has been properly maintained over time, it is much quicker and easier to sell for its full potential value. So I do hope you will consider checking off a few boxes this month!

        Spring checklist

  • Inspect and change HVAC filters if necessary
  • Clean kitchen sink disposal
  • Clean range hood filters
  • Inspect fire extinguishers
  • Replace batters in smoke/carbon monoxide detectors
  • Run water and flush toilets in unused spaces
  • Test your water heater’s pressure relief valve
  • Check the exterior drainage
  • Clean out gutters
  • Inspect the exterior of your home
  • Get your AC ready for summer; consider servicing
  • Repair/replace damaged window screens
  • Clear dead plants/shrubs from the house
  • Inspect roof for damage, leaks, etc

As always, please don’t hesitate to call me if I can be of assistance to you!

Are Coppell schools still Exemplary?

March 31st, 2015

We all know that many people choose to move to Coppell largely because of the high quality public education offered by CISD.  But those residents without kids currently enrolled might not have heard about why some schools took down their ‘Exemplary’ banners.

educationHave no fear – this is not an indication that your school is no longer meeting high standards!  There is simply a different rating system that no longer classifies schools as ‘Exemplary’.

The new system, called the Texas Academic Performance Report (TAPR), assigns accountability ratings to each public school and district based on their performance. CISD was given the highest possible accountability ranking of ‘Met Standard’, as well as every school in CISD. In addition, there are 7 areas of distinctions possible for each campus.  For example, Coppell High School earned 5 of these 7 distinctions.

If you want to know even more, check out the detailed report for CISD below.  It includes a variety of statistics about test scores, class size, demographic information, teacher ratios, and more:

If you would like to look at results for a particular school, there are school report cards available in this report:  In this file, you can research the scores in four performance areas for each school in comparison to the target score required to meet the state standard, as well as see demographic, operational, and STAAR test data.  For instance, here is the summary for Coppell HS:

coppell hs

Of course the statistics reported are only one measurement of a school and its success. The best way to learn about a school if you are interested in checking out a particular area is to call the office and schedule a tour!  Please visit the Coppell ISD website if you would like more information on these topics., or reach out to me if I can help you find the right area for your family.
